This item is NEW in it's original box and only removed from it's box for this photo and when I inspected it when I purchased it. I have decided to sell some of my collection of train and village items. I have run out of storage space and I do not have any area at all to display some of my collection. And I have to make some tough decisions on what I can keep.

It comes from a smoke free enviroment!

We will gladly combine multiple items to save on shipping. If you are the winning bidder on more than one auction. Please notify us that you are going to bid on other items as this can save you Big $ on the shipping. We can not combine items such as train sets or other larger heavy items.

If t is anything in the auction listing which is not clear to you, please ask questions prior to placing you bid. A bid is a contract. We want you to be a satisfied customer.

Payment is due within 5 days of the end of the auction. After that time the item will be relisted unless special arrangements have been made.

You must give us the shipping address with your payment. We cannot match up separate email messages with orders. Also if you want the item shipped by UPS they will not deliver to P.O. Boxes.

Buyer pays shipping (and insurance, if protection against loss or damage during shipping is desired). We are not responsible for packages once they are in the hands of the U.S. Postal Service or UPS.

Returns/Refunds:

If the item received is substantially different than the description in the auction listing we will honor a return and refund. Returns/refunds are not offered for other reasons. The buyer must email us with a description of the issue before receiving authorization to return the item. Returned items must be received in our office in the same condition that they were shipped, in the original manufacturer's packaging. Return requests must be received within 7 days of receipt of package. We ask that you use our shipping box and that you carefully repackage items for return.
