I would consider this to be rare, seeing how it once belonged to Harry W. Houck, who was Edwin Howard Armstrong's right hand man since the days of WW1.

Elsie Hermanson was an licensed amateur radio enthusiast since 1938 to her death. She and her husband Floyd Hermanson were good friends with Harry, who gave this book to Elsie before he died.
