Using it with a more modern layout will work. 1930 buildings are still standing today. There is Not an instruction sheet, but this structure kit should be a "Snap" to put together by just using the box picture and common assembly practices. It is a very basic kit. I did a visual dry run and all parts are present. I will include a small, sealed tube of CA. A spot here and there will help keep it secure.
